Our attractive beach property is located in the bay of Bogsak between Alanya and Adana on the beautiful southern coast of Turkey. Situated only 10 km west of the harbour town of Tasucu, where frequent ferries sail to Girne in northern Cyprus, it is a perfect base for a variety of activities that will appeal to all generations of holidaymakers. Since 1993 the property has operated as a hotel almost exclusively for guests from Germany, prior to that it was a holiday residence shared by three families.

During the summer months of June, July and August rooms could be rented to divers. Between September, over the winter months and through to the following May there have been over 1500 overnight stays per year. It is certain that there is potential o increase this number significantly. The Dr. Koch Reisen tour operators (www.dr-koch-reisen.de) would be delighted to continue to arrange travel for future guests should a new owner so wish. The proprietor may be assured that any initial investment would soon bring a satisfactory return.

This property is also suitable for an extended family or friends holiday home, corporate, club, association accomodation or hotel. It is in an area which is further zoned for tourism and may be acquired by a non- Turkish national.

The property which stands in its own grounds consists of three, two- storey villas that each has five rooms making a total of 15 hotel rooms. Each villa is equipped with a kitchen. At the rear of the villas there is a two-storey house with two apartments and a restaurant which can accomodate 40 guests with a terrace that can seat a further 20 persons.

The spacious garden is populated with an assortment of old and valuable tree types including including palm, pine, mulberry, acacias, cypress and shade giving carob, a welcome refuge especially in high summer.

The fine sandy beach is 100 metres directly in front of the villas where it is possible to bathe in the warm Mediterranean from March to early December. The local waters are a paradise for divers, in addition to numerous fish species there are shipwrecks to explore, Giant Turtles and seals to observe and there are two diving schools operating in the immediate vicinity (200 metres) of the hotel.

During the summer months it is possible to attract passing tourists who are interested in swimming, snorkelling and diving and provide them with accomodation thus achieving an additional income. For walkers/hikers or those interested in culture and history the region has plenty to offer, Cilicia was a Roman province and traces of diverse civilasations can be found here. There are many ruins and historical sites that bear witness to the changing history of this area all within easy reach of our property in Bogsak.

There are also numerous hobby ornithologists or “birders” from Germany, the United Kingdom, Holland and Scandinavia who use the Bogsak complex as a base from which they can visit and observe the wildlife of Göksudelta and the Taurus mountains. This is a further assett as their visits are in winter and away from the ‘normal’ tourist and sightseeing areas. Attracting “birders” and hikers from September to May and divers throughout the year, especially the summer months, would ensure full occupation of the hotel.

The Adana to Antalya motorway is currently under construction and on completion it will be possible to reach Alanya in two hours. The drive to Adana is two hours and Konya four hours. A new international airport is being planned for Ayas which is 50 km east of Bogsak near Kizkalesi (Maiden’s Fortress).
